This lovely looking playhouse is a good size and provides lots of play opportunities. The playhouse front has two rectangular windows set at different heights with window boxes underneath, one octagonal window and a stable door with heart shape cut out and letter box in it. The right hand side has a 2ft veranda on it, under the veranda is a door with heart shape cut out and one rectangular window. Internally the walls are lined with plywood, this gives a smooth finish should you or your children wish to decorate it: A bench and foldaway table have been fitted and there is curtains at the window.

Specification
Your playhouse comes with a solid floor all ready to be laid onto a sub base, this can be shingle stones/concrete/paving slabs/tarmac/decking. The floor is constructed using 25mm x 50mmm tanolised bearers supporting an 18mm wbp external grade plywood floor: this is treated on the upper side with sadolin classic timber protection. Sandwiched between the bearers and plywood is a damp proof membrane that then wraps around the edge and sits under the playhouse side. The membrane is there to stop moisture coming up from the ground.
A soft floor is fitted to the ground floor of the playhouse once finished - this floor can be removed easily for cleaning.
The windows are built as separate units; once they have been sanded and treated they are glazed and then fitted and sealed using clear silicon into the frame. These windows are glazed with 2mm polycarbonate sheet, this is completely clear, will not fade or become brittle with time, it is 200 times the strength of glass making it virtually shatter proof.
This level of build is a popular option as it gives the additional benefits of a damp proof membrane in the walls and a smooth surface on the inside that is suitable for decoration. Initially a framework is built using 50mm x 38mm redwood timber with rounded edges. On the outside of this we fit, using galvanised pins, 6mm wbp external plywood followed by a damp poof membrane and then good quality redwood shiplap, this makes the side panels. These panels are then sanded and treated on the outside using two coats of Sadolin wood preservative. These are then fitted together on site, a clear silicon seal is applied to all the corners.
All our doors are built with safety as a paramount concern. All are a special non-trap design, using piano hinge down the whole length of the door, and then a rebate on the inside of the hinged side. When the door is in the closed position there is a taper between the door and frame, so should little fingers be left in the way they will not be pinched. Doors are held closed with heavy duty magnets; this prevents a child getting locked in accidentally. The cut out window is glazed with unbreakable 2mm polycarbonate sheet. Doors have a knob inside and out.

Mineral Felt
High quality 38kg mineral felt over the top of base felt.
Felt Shingles
To give the appearance of tiles, these go over the base layer of felt.

Traditional roof finish in North America, Cedar shingles are fitted over the top to the felt.
Slate Effect
Eternet artificial slate is fitted over the top of the felt, this look just like a traditional slate roof.
Option 1
Good quality redwood framework rounded on the edges and shiplap fixed to the outside using galvanised brads. The floor is 18mm wbp plywood with a damp proof membrane on tanolised bearers.
Option 2
All of option 1 with the addition of 6mm wbp plywood and a damp proof membrane between the frame work and the shiplap. The floor is 18mm wbp plywood with a damp proof membrane on tanolised bearers.
Option 3
All of option 2 with the addition of fitted insulation. The insulation fits within the frame and the plywood is attached to the inside giving a flat surface throughout the walls. The windows and doors are finished with architrave and skirting is fitted around the bottom. The floor is 18mm wbp plywood with a damp proof membrane on tanolised bearers.
